We won’t charge you unnecessary fees. You will be required to pay some up front costs for initial checks and administration such as initial credit checks, Right to rent checks and references (guarantor if necessary). Your tenancy agreement will simply outline your responsibilities as a tenant and we will deal with the landlord on your behalf. Credit checks are for all tenants over 18 years of age. A deposit of one month’s rent will be paid as a retainer and held in a Government deposit scheme (TDS). We will walk you around the property to check the inventory and once everything is signed and in place you will receive a ‘How to Rent Guide’ and the keys to your new home. After your tenancy has ended your deposit will be returned in full, minus any rental arrears or damages, as agreed. In short, the property is returned as you found it.

Rentals are for a minimum of 6 months in the first instance. Utility bills, council tax and TV licensing are the tenants’ responsibility. We are fully compliant with Data Protection.

Tenants’ Fees

  • £50 administration fee for up to two applicants (£25 for each additional applicant over 18 years of age)
  • 1 month’s rent is required as a deposit and is placed in a Deposit Scheme (TDS).
  • £50 extra deposit is required for applicants with pets.
  • All deposits are refundable at the end of the tenancy subject to property checks and no rent arrears.
  • No tenancy renewal fee for existing tenants.
  • No end of tenancy fee.
